Welcome to another episode of Rock Talk: From the Ground Up. I’m your host and co-owner of Texas Rock Milling, Trey McCarty.
In this podcast, we dig deep into the foundations of growth, creativity, and the opportunity of South Texas. Our goal, as always, is to hear from inspiring people who are shaping the future of San Antonio from the ground up.
My guest today is someone who initially made his mark in Texas and is now doing the same out west. Jack Lopez started his journey in San Antonio, earning an Environmental Design Degree focused in Architecture/Construction from Texas A&M University. He would go on to become the President of Incore Inc., working on major real estate and construction projects all over Texas.
These days, Jack is carving out new ground in Park City, Utah with his visionary project Keetley Ridge, a boutique luxury community situated five minutes from Deer Valley East Village—a premier destination for ski enthusiasts. Jack’s project features homes as well as a future retail center that will span 37,200 square feet.
In this episode, you’ll discover some of the challenges of working in the Texas development market, the differences between building in the Hill Country and the mountains of Utah, the importance of living connected to the land, and much more.
Interesting Takeaways:
- In real estate development, a good rule of thumb is that your land should not cost more than 25% of the overall project.
- Our goal is to live connected to the land. This applies to both the spatial relationships within a home as well as to the development of the landscape.
- “With no schedule, there’s no urgency.”
- It’s crucial to keep tabs on a project from many levels all at the same time. That means staying attuned to small daily updates as well as ensuring your long-lead items are accounted for. This way, you can set yourself up for success and avoid dropping the ball.
- Learning how to get a “yes” in this industry involves being willing to give and take.
